Property management
For commercial and retail real estate we handle letting and lease negotiation, receivables and insurance management, property administration and refurbishment, financial administration and project development.
Management services are provided by ST 77 Management GmbH (Kronengasse 5, 89073 Ulm, Ulm Local Court HRB 728861). Facility management is carried out by a partner company operating throughout Germany.
Simplified illustration. Scope and responsibilities are set out in the management agreement for each property company.
Commercial management, accounting, reporting, letting and maintenance are managed from Ulm by ST 77 Management GmbH.
Leases, deadlines, indexations and correspondence are managed carefully. This supports rental income that is sustainable over the long term, and tenants have a dedicated contact.
Traceable figures for each property company and a budget that makes variances visible early. This forms the basis for reporting, financing and annual accounts.
Control: four-eyes principle for payments, budget comparison, quarterly report
Regular reports for each property and property company show income, costs, variances and need for action – clearly prepared for owners and capital partners.
Rhythm: ongoing monitoring, report each quarter or as agreed
Maintaining long-standing tenant relationships, negotiating extensions early and marketing vacant space in a targeted way. This is the basis of rental income that is sustainable over the long term.
Maintenance is planned for each property; reported damage is assessed by responsibility, contractors are commissioned and work is checked through to insurance settlement.
Conversion, extension and modernisation are coordinated with the tenant and managed – often the basis for a lease extension.
Services on site are provided by a partner company operating throughout Germany. We commission and supervise its work. Scope and frequency follow the property contract.
Contacts: A. Korzun for owners (English), the property manager for the region for tenants.
Regularly on site: defects are spotted early and reported.
Technical systems are maintained according to an annual plan; we manage the specialist contractors.
An inspection register keeps recurring inspections in view: electrical systems, fire safety, lifts, drinking water and trees.
Well-kept grounds shape the first impression shoppers have of the site.
Clean areas inside and out.
Waste and consumables are taken care of.
Tenants report urgent damage by phone during business hours or in writing via the tenant form.
The annual service charge statement follows the lease, is supported by receipts and creates clarity for owners and tenants.
Rhythm: annually for each billing period
Car parks, access roads, delivery areas and footpaths are cleared and gritted to the agreed extent. This keeps the site safe to use.
Commercial management and service charges for tenants are handled by the property manager for your region; damage is handled by E. Kempfle and, in the South region, by L. Buschel. If you are unsure, write to management@st77.de.
