Capital partners
Investing in local supply for the long term.
Local supply meets a lasting need. We invest in the properties it requires and develop them within our portfolio. Our aim is rental income that remains viable over the long term and value that develops sustainably.
Roles in a partnership
The role ST 77 takes on depends on the project. We agree it clearly with each partner in advance.
Who we work with
Entrepreneurial families, family offices and institutional investors who think long term, understand real estate risks and value discretion.
For our own property companies
ST 77 invests its own capital and holds the property for the long term.
On behalf of capital partners
We source, review and acquire properties for our partners and, if desired, then manage them with our own team.
Investing together
Joint investments are also possible. Structure, rights and reporting are agreed with each partner after legal and tax review.
Property management is agreed separately in each case.
Investment volume
Usually from €10m total investment volume per capital partner, including debt financing – not a minimum equity requirement and not a financing commitment by ST 77.
Investment horizon
Typical partner horizon 7–15 years, agreed individually; ST 77 regularly holds its own portfolio considerably longer.
How a partnership comes about
- Conversation We get to know your objectives and explain our approach. Volume, structure and investment horizon are agreed individually.
- Criteria and properties Together we define which properties fit and review specific opportunities.
- Individual structure The form of the partnership is agreed after legal and tax review.
Governance: how we decide
Clear rules for acquisitions, monitoring and payments.
- Investment committee. Every acquisition is decided by our investment committee. Only properties that have gone through our scoring model and achieved a positive result are put forward for decision – from the perspective of the tenant and local shoppers as well as from the investor’s perspective. We only acquire when all perspectives lead to a positive result. It comprises ST 77 Holding specialists from legal, asset and property management, investment and senior management, who assess each property from their perspective.
- Scoring model. Every property goes through our scoring model, which reflects our investment focus – location, tenant, lease, condition and development potential.
- Four-eyes principle. Payment approvals under the four-eyes principle, with defined escalation to the management.
- Structure. Our properties are currently held through property companies (SPVs) based in Ulm.
